Planners this week discussed a new development proposed at the Tennessee Children’s Home in Spring Hill, which would include areas of retail, office, restaurant, hotel, residential and assisted living space.

The new proposal by developer Catalyst Design Group is outlined in four phases, with an estimated build-out period of 10 years.

A portion of the project also includes restoring historic Ferguson Hall, which will happen in conjunction with construction of a new hotel.

The project’s first two phases would include development of 132 single family homes, 108 townhomes, 40 residential cottages, 315 apartment units and 100 assisted-living units.

Amenities would include a community park, pedestrian trails along Kedron Road, open green spaces and a swimming pool located in the multi-family portion of the development.

Sale of the Children’s Home property to Catalyst Design Group has not been finalized, and is contingent with the project moving forward, as well as approvals from the city. Once the sale is complete, the Children’s Home will continue to operate on the property over a period of two years, while also seeking a new location to continue operations in the city.
